One of the leading PE investors in UAE assigned us to value their complete portfolio of retails assets, comprising multiple franchises - fashion brands, restaurants and entertainments centers operating in the top malls of the UAE and GCC.
Our Approach
Outcome
We evaluated the cash flows and profitability of each franchise separately, quantifying the risks and returns, and identified recent comparable transactions.
We then projected the sustainable cash flows from each franchise, normalizing the earnings for the Expo 2020 one-off spike.
Our report went beyond giving our client just a valuation – they were able to gauge the value attribution at a brand franchise level.
